Building services, in recent years, have become increasingly complex and critical and, with issues such as Parts L & P of the Building Regulations and BREEAM, Well, LEED and the like, will continue to have major implications on construction processes and costs. Our direct project experience includes considering renewable energy options such as air source and ground source heating and cooling, photovoltaics, solar water heating, biomass boilers, combined heat and power, wind generation, thermal stores, rainwater recovery and the like.
We also add value in a number of other ways during the pre-contract stage. This includes a detailed review of building services engineers’ tender documents to ensure that items within the estimate have been included and highlighting any discrepancies or ambiguities in the documents, so minimising the potential for contractors' claims.
We produce our own tender documents, which provides greater cost certainty for post contract variations, and thoroughly examine tender returns to identify exclusions and caveats. We ultimately agree fair final accounts, rather than inflated costs due to a lack of in-house expertise.
